HOW TO STEP INTO THE “ZONE” OF SELLING OR BUYING IN THIS MARKETHOW TO STEP INTO THE “ZONE” OF SELLING OR BUYING IN THIS MARKET Have you noticed that the media news is usually not “good news?” Especially when it comes to real estate. Right now, the consensus seems to be that buyers are holding onto their wallets because the media portray a slow market. Does this make logical sense? Likely not. MANY REASONS TO BUY YOUR HOME RIGHT NOW There are many great houses for sale presently, perhaps one or two you would consider as your “in the zone” dream home. The interest rates are low and good mortgages can be had. You don’t pay HST on resale houses you buy. Victoria is still a city of choice for many Canadians and the property values will definitely go up in the next swing of the cycle. PERCEPTION BY THE MEDIA IS NOT ALWAYS REALITY In this article, I’d like to suggest two things: 1. perception is only perception, it’s not necessarily reality. You can change your perceptions if they don’t match reality, your values or your needs. 2. media rhetoric is inconstant, unbalanced and perhaps not even true. In NLP, we say “the map is not the territory.” This is an exceedingly important life concept to learn. As a long-standing international NLP Trainer’s Trainer, with a book on the topic, I have been watching people’s sense of freedom expand when they realize “the map is not the territory.” For instance, say you wanted to drive to Long Beach, so you got the map out and traced your finger along the highways until you reached the point on the map that says, Tofino. Would you then say to yourself, “okay now I’m in Tofino, let’s get to the beach!” Clearly not. Maps are just maps, they are not the experience of being, doing, and having. You can change your map, thereby enlarging your perception, and so taking radically different action which will bring on your stated life goals. The media’s comments, like maps, are strictly guideposts; no more, no less. You can make your own reality; self-responsibility is your greatest key. An example of a biased perception which may now be inappropriate for you is: in the past you’ve believed that when markets are slow, you ought not buy or sell a house. A very astute friend and property investor once told me, “The real estate market is always great for someone; find out where the deals can be had in any part of the cycle, and you’ll be one of the winners.” BECOME ONE OF THOSE PEOPLE WHO GAIN IN THIS MARKET This article is to inspire you to discover how this present real estate cycle can benefit you. Take the time and courage to actually find out how you can gain from the market by educating yourself, and finding the “zone” where all things will work together for you. A SELLER’S POSITIVE STORY IN THIS MARKET Whether you’re a buyer or seller, this market can be amazing for you. For example, as a seller, you may think that there is too much competition, too much inventory of properties on the market. However, there is always that one “right” buyer for your house. You only need one. Don’t think about the others, think about what you want to create and magnetically draw that right buyer through your positive intentions and will power. You want to sell? You intuitively feel it is right? Then list to sell now. I did this with a couple recently. With me, they bought their “in the zone” dream home, and then listed their property. They trusted it would sell when others weren’t. And it did, on the very day we thought it would sell! You can create your own reality. Don’t listen to the market, the media, the naysayers, the fence-sitters. Go ahead and live your life the way you want to. Make your dreams come true. A BUYER’S POSITIVE STORY IN THIS MARKET Are you wanting to buy right now? Another couple, clients of mine, has a joyful story they love to tell. They were very particular about the kind of home they wanted in an upscale neighbourhood. We found just the one, although it had been on the market for some time, with no offers. Typically, the notion is that there’s something “wrong” with a property that’s been listed for several months. My clients chose to disregard this, having done their inspection. Yes, there are always a few things in older houses that may need attention. We itemized these and put in a much lower offer as a result. The sellers were finally relieved to have an offer coming it. They accepted our low offer. The money my buyers saved allowed them to make their changes and still save. What a great investment! There’s more. My buyers had sold their property already and needed to move into their new home within 3 weeks! Through adept negotiating and honest communication, all was arranged as needed. Both sides were happy. HUMAN EMOTIONS, FEAR VS. TRUST, OPEN COMMUNICATIONS It all has to do with the psychology of human emotions. When fear runs rampant in society, as it usually does, through whatever means, then people shut down. They close off wonderful opportunities, refuse to live and take action, and go into hibernation. So it is with real estate sales. We can push beyond our self-imposed boundaries and choose to enact our life’s goals. Open up, take courage, trust yourself, check out the market, look for your dream home and act on it! STEPS TO ATTAINING AND LIVING IN YOUR DREAM HOME
These livelihood steps are practical not only for real estate. They apply in myriad ways in all daily and long-term choices we make.
